What are the News on the “Builder’s Market?”
There are virtually hundreds of ‘New Home’ and ‘Condominium’ communities built every year across Toronto and the GTA.
If you are thinking of buying a home from a Builder, whether it is a freehold or a condominium unit, it is important to understand the process of purchasing and the rules and regulations which vary from one builder to another.
Many Builders cooperate with REALTORS® to widen the public awareness of New Projects and to attract more potential buyers, at the same time giving REALTORS® more choices of desirable homes to offer to their clients. |

As a Broker, I regularly receive market updates of New Projects and invitations to the Sale Center Presentations.
I have an opportunity to invite my clients to preview these sales prior to the public opening and give my clients a chance to make better choices.
It is always “Time is of the Essence” when we are talking of getting new information.
If you are thinking of buying a Pre-Construction condominium it is vital for you to understand the several steps of the process:

- In New Condominium sales, there are two stages - the occupancy and the final closing. At occupancy, the Buyer will take possession of the unit - ready to move in- but will not officially own it, because title is not transferred until final closing. The Buyer will pay to the Builder an ‘Occupancy Fee’ which is an amount to cover the cost of maintenance and the interest on a mortgage to bridge the financing until final closing.
Most Builders do not allow the property to be sold before final closing. Upon final closing, the Builder will transfer title to the buyer.
- Delays in construction can be possible and notice of delays will be given by the Builder subject to the rules and regulations.
- Another important step is to secure financing, especially where the closing date can be longer than four month, the length of time a bank will usually guarantee your mortgage rate. Most Builders work with on site banks and obtain a favourable rate for the Buyers.
It is safer for a Buyer to get mortgage approval through the on site bank to ensure that he will be able to close on final closing.
While a Buyer has secured financing with the Builder he may safely shop for a better rate 60-90 days before final closing.
